October Mortgage Rates: Compare the Full Loan Offer

Buying in California, Alabama or South Carolina? Review the latest mortgage benchmark, loan costs and property expenses before planning your next offer.

Tree-lined Southern California neighborhood with modest homes

A lower mortgage-rate headline is useful. The next step is finding out what it changes for the home you actually want.

In its October 22, 2026 survey release, Freddie Mac reported a 7.32% national average for a 30-year fixed mortgage, down from 7.40% the previous week. That benchmark describes a specific conventional purchase-loan segment. It is not a California, Alabama or South Carolina lender quote, and it is not a promise of the rate available to you.

Before changing your search budget, get updated numbers for your own situation. A small rate move can matter, but it does not answer every question about the purchase.

Start with the written loan terms

The Consumer Financial Protection Bureau’s Loan Estimate explainer shows where to review the loan amount, projected payment, closing costs and cash needed to close. It also explains why comparing offers for the same kind of loan matters.

Ask the lender to walk through these items together:

  • The loan term and whether the rate is fixed or adjustable.
  • Whether the quoted rate is locked, and what the lock covers.
  • Any points or lender credits included in the offer.
  • The estimated total monthly payment and the money needed at closing.

Keep the offers side by side. If one assumes a different down payment or includes different upfront charges, ask for an explanation before deciding which is a better fit.

Give the property its own budget

The same search price can lead to a different ownership experience from one address to the next. Build a short property worksheet before your next tour.

For a California search, keep the neighborhood and property type specific. A San Diego condo and a Lancaster detached home need their own expense checks. Around Birmingham or Hoover, confirm the actual property’s taxes, insurance estimate and any association costs. In Columbia or Lexington, apply the same discipline to the address you are considering, even if another listing nearby looks similar.

Ask which expenses are included in the lender’s estimate and which you would pay separately. Then add your own maintenance and moving budget. These are planning questions, not a reason to stretch to a maximum approval amount.

Compare the offer structure, too

If a seller is open to discussing a credit or a price adjustment, have your lender show how each option would affect your cash to close and payment. Do not assume they produce the same result or that every credit will be allowed for your loan.

Your agent can help you compare recent nearby sales and the home’s condition. Your lender can explain the financing. Bringing those conversations together makes an offer easier to evaluate.

Make the next step specific

Start with a comfortable payment range, a realistic timeline and the locations that fit your daily life. Then decide what a worthwhile purchase would look like with today’s written numbers.
